  1. I've set up one in the UK which is about 2 years old now so although I'm not an expert, here's some of the things I did. Firstly I made a website. Domain names are reasonably cheap to buy and if you can get a snappy one, you give people a chance to explore your company on their own time. You can also put your villas on there. Make sure your website has lots of meta tags on the index page so that it shows up on search engines like yahoo and google. I also recommend putting a hidden stat counter on each page of your website so that you can see what page is attracting the most attention. Secondly I do leaflet drops. This is cheap but time consuming and probably even more so in Florida where everything is spaced further apart than here. I make these leaflets quite small (A5 size) so that people can get what's on offer with a glance. I don't know what the culture is over there but here, if people want a service, they pick up the yellow pages or the phone book. In my first two years, I had a little black and white advert in there and it did very little. This year I've gone with a full colour ad and my calls have gone up considerably. I have a friend in the US that says you guys don't use the yellow pages anymore but if they do, it's definitely worth it. Also advertise on the yellow pages website. You're probably doing this anyway but put branded "For Lease" signs outside your houses. I don't know where in Florida you are but British people LOVE it there. I've been there 6 times and would go again tomorrow if I could. You could get a lot of business from here if you find the right advertising channels. If you want to send me some more details, I can put them on my website as I'd be happy to start offering people here holiday villas in Florida. My email is Mark@westhillproperty.com.
  2. adding to what sonfai81 has said. I am not a realestate kingpin or holidayvillas. But i sure can help you how you can market your villas online. #1 get a domain and a decent website, partner with people like Sonfai nationawide in US. #2 Research how many hits your getting for Holiday Villas in leading search engines and work with the web design company to have your site optimized for results #3 Market them on the web everywhere you can craigslist, yahoo, classifieds link exchanges to increase your popularity #4 Keep diverting your leads to look on your website for more details, this will get your brand awarness and the word to spread easily. #5 Sit and relax and unwind in one of your villas and enjoy the success ;-)
